*Inspectors will walk the roof on a case by case basis depending on the pitch and access conditions. If inspectors are not able to physically walk on the roof, they will inspect from the ground using binoculars and from within the attic. All home inspectors are equipped with a 14 ft ladder. A larger ladder may be requested during scheduling for an additional fee.

What's Included:

  • Roof Inspection – Examination of the entire roofing system including the roofs coverings, flashings, drainage systems, skylights, chimneys, and roof penetrations. 

  • Foundation Inspection – Visual examination of the foundation and structural elements of the home including inspection of the crawlspace and/or basement.

  • Exterior Inspection – Inspection of the exterior of the home which includes the siding, stucco, flashing and trims; walkways, patios, and driveways; as well as the grounds and drainage of the property in relation to property lines and foundation.

  • Electrical System Inspection – Visual inspection of the service entrance conductors, electrical main and sub-panels, and branch wiring circuits, breakers and/or fuses, and identification of panel capacity.
  • Plumbing System Inspection – Investigation of the homes plumbing system including water supply and drainage lines, gas supply lines, and water heater.
  • HVAC Inspection – Inspection of the homes heating and cooling systems assessing the general condition and proper functionality of the systems.

  • Interior Room-by-Room Inspection – Detailed inspection of the interior of the home assessing the general condition, testing electrical and plumbing functionality, and looking for any issues related to moisture intrusion and structural movement.
  • Attic Inspection – Visual inspection of the attics’ structural elements, insulation, and general condition. Please note that if your home is built before 1978, we require a negative asbestos insulation inspection prior to access.
